I think if you knew exactly what that home would sell for in the area after you got your hands on it would help navigate you to an offer price.

Focus on educating yourself and gaining the knowledge to navigate through homeowner problems. 

I joined about a month ago and I must say that I am hooked on reading the daily forum posts, listening to the BP podcasts and navigating throughout the BP website.

Sometimes there is a rigorous screening process which makes it difficult for tenants to be approved. 

In the past 3 years or so I've gotten 3 conventional loans, applied for another 2 conventional loans, and helped my parents navigate the process on their loan.
