1. How to determine ARV?

Do I get a contractor or just take the best estimates guess.

2. How do I separate good leads from bad leads?

Title search?

3.Do lawyers make up their own prices?

I wouldve has to pay $1000 just for one to LOOK over the contract. 

4.Do Title searches catch everything and how much are they?
