Yes, it is very important to protect yourself from fair housing lawsuits so you need to have documentation of all applicants so you can prove that you don't discriminate based on race, color, religion, etc.

You could also create a larger planter in the front yard by eliminating a lot of the grass (maintenance), edging the new space with pavers that match your trim and planting some low maint. low water use species that would add color to the place.

its stripped. you can tell it's newer since it's silver color. use an easy-out. drill a hole, put the easy-out on the drill and it has reversed thread that will grab onto the screw head. screws right out.

I could probably get more if I listed it on the MLS but the buyer has been interested for the past 4 months and has picked out most of the fixtures, colors, etc.
