Is it better to have all prospective tenant fill out application form?

This Nolo article says asking prospective tenants to fill out written applications can protect you from lawsuits filed by irate applicants that you rejected as tenants. I don't quite understand how. If you understand, can you please explain? What if you pick another applicant who's easier to please?
