It's really the only way to avoid the "use my security as rent" ploy used by so many tenants that graduated from the same 'shady tenant' courses.Even though our leases have in bold, CAPS, larger font the fact that SECURITY DEPOSIT IS NOT RENT NOR MAY BE USED AS RENT, tenants say "I didn't know/understand.

Garrett, welcome back to Texas and I’m assuming I may have see at least one movie in which you were involved in :)Congratulations on making such bold steps to acquire and 400 units in such a short amount of time.Usually investors move from SF to MF as a transition to retirement, but you are somewhat doing opposite.I have good experience in SF flipping but would like to understand your goals - is it using extra time that your 400 units are stable, is it extra risk/reward that makes you going etc ?
