im just wondering has anybody else enroll in the jay Morrison academy if so why when I enrolled for the free 30 day trial nothin appears or no actual lessons are shown??

Luckily, I kept learning and researching and fine tuning my approach for Value instead and finding the right team members, through painful trial and error and am now seeing incredible increase in NOI, cash flow, and appreciation.  

If tenant wants fight this we could go to trial and this could be spendy.

@Zach Bollman - I wish there were those types of reviews out there, but it's really a combination of networking and trial/error.

@Ryan Murakami, yep, variations of that have been around for many years. 

There is such thing as trial and error, but it only adds valuable experience to your list of achievements! 

While the areas with bad schools and perhaps some crime issues like the gentryfying neighborhoods in DC...Petworth, Brightwood, Ivy City, Brentwood....will have huge price variations based on the condition of the property.Now do flips happen in Fairfax and Montgomery County...sure, but in nowhere the same types of numbers that they happen in DC and PG County.It doesnt really speak to Dunkirk exactly, but I hope it sheds some light on how doing X, like rehabbing a bathroom could have a huge impact in location Y, but no impact in location Z, and thus why you can not really have a rule of thumb that spending A will return B. 

While state law governs, each county has some variations on how they proceed. 

And if they are they are books trying to sell a class. researching probate deals is matter of experience from trial and error, mentorship, or being an attorney with probate experience.

Looks like another year before I get to trial and probably another year after that until I can do anything with it.
