newbie to eviction looking for advice

Hey friends,   I have a tenant that has not paid Oct rent and has not responded to my attempts to reach out in the last 4 days.  Feels like they are avoiding me and I want to get my ducks in a row for an eviction.  Do I need a lawyer?  If so, any recommendations?  If not, where do I learn the process/rules and get all the proper forms?  I am in Everett and the rental is in Arlington.

Hi @Gabriel Miller! I have done evictions in Pierce, Thurston and Mason counties and have never used an attorney.  The process is precise but not difficult.  Google RCW 59 and you can read the Tenant/Landlord Act directly.  While state law governs, each county has some variations on how they proceed.  But in every case you need to start with a "3 day notice to pay or vacate". AND you need to do this immediately!!!  Waiting will NOT solve this issue and will only extend the cost to you! 

 You can accomplish this service either by:

1) Personal service (landlord/manager OK. Future notices must be done by someone of legal age not associated with the action);

2) leaving a copy with a person of suitable age and discretion and sending a copy through the mail addressed to the resident; or

3) affixing a copy of the notice in a conspicuous place on the premises and sending a copy through the mail addressed to the resident. Proof of service at this level is not required other than perhaps a notation on the landlord copy of date and time posted. When the notice is sent by mail, the tenant gets an extra day.

Usually this gets their attention and you don't have to go any further.  I usually include a page that describes the affects of eviction on their record and their future.  If they don't respond to the 3 day notice, you will need to get an eviction kit from your county courthouse or local office supply.
