@Joshua Tikal College rentals are not something we specialize in but the experience I have had from managing thousands of rentals over the years is that everyone starts out wanting to provide good housing options for the general public but lose sight of the fact that this is a business and please run it that way.

If you don't advertise it publicly but offer in private, you don't promise anything.If you do offer the premises for rent publicly, it has to be compliant with Fair Housing law.It's a slow time in rental business and if you never find who are you looking for, are you willing to take on financial losses because of that?

The key is simply act ethically and professionally in everything you do, disclose anything that needs to be disclosed, and hold yourself to a higher standard than even the public would hold you to, and you will be fine.
