There are a lot of compliance items, including reporting, inspections, racial quotas, low-income employee quotas, requiring tax returns of low-income contractors, affirmative marketing requirements, evictions only for repeated violations and good cause, no waiver of jury trials, environmental oversight, etc.A lot of these local and federal compliance requirements are a real pain.

If you don't feel cracks in your subfloor (assuming you have a slab foundation) or rolls and breaks in your stemwall (assuming pier-and-beam foundation) then it is unlikely to be a hair-on-fire issue.

I've seen 18-month, 24-month, 72-month, and 15-year balloons and the variation seems to come down to what the seller wants/needs out of the deal.If they are a "hair on fire" type of person then they'll likely need the money sooner, though, so put on your empathy goggles and peer into their motives :)
