The lease agreement has a clause that acknowledges that the property is part of an HOA and that tenant indemnifies the landlord from non-performance ("hold harmless" clause).

After the new security issues arising with videoed properties that are posted on public places...OTA, MLS, etc....we have decided against videos that show the layout of the property, or other details that would breach the security of the home. 

I recall appraisers check the public records before doing an actual walkthrough.

Did you check public records to see if the seller even owns the property outright (if possible in your area)?

I also want to avoid the insurance company issuing out a payment in both the names of the Lender and property owner .... which could lead to a dispute.For context, I lent money privately to another investor, who put up their non-homestead property as collateral.
