In this current market any semi-unikorn IPO flies to the moon and then some, and a lot of it happens before the thing even hits the market for regular joes.Today alone $AI priced at $40 and by the time a regular person could buy it the price was $100. 

My guess is:- 2.5% interest rate loan is backed by Fannie Mae, Freddie Mac, or is being offered by a semi-governmental entity like  credit union.- 4.2% rate is a very good commercial loan rate, but one that a bank will keep on their books. 

We will get there, just wanted to get there sooner than later, we aren't getting any younger, but do still have 10 years or so before we plan to semi-retire.....Jim Rohn says "The average life after retirement is 6 years so the solution is to NOT RETIRE!"
