Also make it firm that if a resolution doesn’t happen right there right now, the offer will not be available afterwards.

With a multi-member LLC what you are actually looking to have prepared (in addition to a proper operating agreement -- and not necessarily the Manager-Managed variety) is an LLC Resolution, to be signed by all Members, which authorizes X person to sign agreements, loan docs, closing docs, etc.

Caveat emptorThe best case resolution is you get the seller to cover your expenses plus some consideration.

Maybe don't offer this initially, but it might be the easiest resolution.
