@Zach Kuhns  I am assuming you have a basement or something to put the laundry in if you don't put it in this spare room then of course do a bedroom.

My plan is to house hack the spare room while I live here and rent the home when I move out in a year.

I currently rent an apartment, but would way rather get into a duplex, rent out the other side, and add value to the property in my spare time.

Still taking in knowledge as much as possible in my spare time.

Well I'll spare you all that jazz and get to meet and potatoes. 

I only rented a spare room to a traveling nurse once, LOL, I've done some research on the topic but my day-to-day business is overnight rentals in a vacation market.  

You can then review the photos, address and schedule a tour if you like it.In my area there aren’t a lot of duplexes so for my first property as a 25 year old, I bought a 2400sf split level house and I rented out spare furnished bedrooms to working professionals.

If you are that concerned about it, buy a spare hot water tank in advance and leave it at the property. 

Another side hustle if you are handy is reach out to the local investors and help with handyman repair work in your spare time.
