I would not expect ceramic tile, am I wrong?

We then thought it might be worth it to buy a piece of land, move the mh, do some minor cosmetic work (new tile, paint, etc.) and sell it with the land for a much larger profit.  

The concrete tile roof might be able to be repaired (might), but it really looks like we'll have to replace it. 

I'm a property insurance adjuster by trade with a background in construction (mostly framing, but have experience with flooring, windows, drywall, trim, tile, electrical, plumbing, etc.).My father, who has been in the construction industry for 40 years and owns his own company, and I recently completed and sold our first flip. 

After that, my girlfriend (now wife) and I spent many weekends "camping out" at the house, painting, tiling, carpet and doing general fixups.

Which color would you recommend for rental units for following.1) kitchen cabinets2) luxury vinyl flooring color3) paint color walls, ceiling etclastly, would vinyl click and groove plank flooring be ok in washroom too or you recommend tiles?

My first draft of a plan is to borrow in the neighborhood of $150K from an investor, put 5% down and live it in myself, and build a backyard ADU while putting sweat equity into the main house through tiling, replacing/refinishing cabinets, installing new flooring, etc.

If you are flipping in woodlands research forest area, you need to do it right and well with wood floors or wood like tiles, nice showers etc., If you are doing fix flip in the hardy toll area, you can go easy bit and still make it nice.
