Mobile Home "flip" in Texas? (newbie)

Hi all - I've been perusing the forums for a couple of days and am now looking to get some advice/input on our situation.  

My husband and I own a 2001 Oak Creek double wide (32x62) that we need to get rid of.  It sits on our land that we own free and clear, we have lived in it for almost 10 years, and we are now ready to build our "forever" home.  The double wide sits exactly in the spot where the new home will be built, so it must be moved.  We have looked into selling it outright, but the best offer we've received (from a retailer) is around 12-15k.  We then thought it might be worth it to buy a piece of land, move the mh, do some minor cosmetic work (new tile, paint, etc.) and sell it with the land for a much larger profit.  

I understand that the financing options would be limited due to the number of times the home has been moved (us moving it to our property was the 3rd move).  We do have a few lots in mind and (within 20 miles) know we would need to install a septic system.  We also know that we are looking at around 5-6k for the move itself.  

Does anyone have any advice and/or experience doing something like this?  Thanks in advance!
