It has replaced music on my car rides and I have listened through the work day too. 

or what if they want to rock out to music while you have a business meeting?

Lotsof different industries combined with a really good music and art scene does make us Austin-ish.  

@David Lowe I'm actually looking into doing something like this myself. it's a bit easier on me because I am Mexican-American and im allowed to buy property without a trustee.

Walking noise is rarely an issue with tenants from my experience - but loud music, television, screaming, arguments, dropping large objects, barking are the ones that tend to annoy tenants and landlords alike. 

My 2023 goal is to partner with someone(s)on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

We don’t care who you are black, white, Mexican, strait, gay or whatever as long as you are good person.

Example:  Your daughters- music, softball, tae kwon do, young in daycare, etc etc.
