The biggest factor is going to be accessing cash for down payment.

Tesla factory was just finished being built and will take a while until it is at full capacity.

Another factor is that this particular college town, like many, is not near a major city (closest major city is 2 hrs).

Even if that huge future appreciation takes place, all that means is an even greater loss because the compounding factor is never utilized.
