What about Brrrring older homes

Hi, I'm a newby and would like to hear from investors with experience in renting 40-60 yr old single family homes.  The question running on my mental hamster wheel is: Replace the infrastruct (plumbing &electrical) before renting the property for lower cap ex and future repairs for rental I plan to hold long term?  This is likely to put the rent in the top 20% bracket in a less dynamic rental market where top % have higher vacancy time when renters leave..  Or rent the property and plan for increasing cap ex, repairs  and vacancies---and angry/disappointed renters.  

Why this market?  I recently took a job in Hampton Va, and want to learn about putting my team together with the opportunity to meet and assess in person.
