They get out there and they mow their lawns, they have the brick repointed when the mortar wears out, they get guys up on their roofs to replace their shingle, they get on the municipality to redo the sidewalks, and they resolutely hang out their decorations for Halloween and Christmas every year (look for dedicated efforts block-by-block during the holidays).

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

I live on a poverty-level income and had to move when the rental I had been living in was short-saled on the brink of foreclosure.I had to move in a hurry and this was the only place I could afford to move into on short notice.Perhaps you assume that everyone has a stockpile of cash ready to tap for situations like this.And Tom was renting to Joe an illegal basement so Tom was at fault for illegally renting to the perp, and hiw gains from Joe are tainted.Now we seem to have worked out a resolution where I'm continuing to pay the rent on time like clockwork but I'm no longer paying the utilities, all of which are in Tom's name.
