@Tera Bazen, The only part of this that is critical is that the person doing the 1031 exchange (your mom) takes title to at least as much real estate as she sells and uses all of the proceeds in the purchase. 

Similar to finding money for a deposit on your first investment, getting on the same page with your spouse is absolutely critical to your success.   

I think you are missing the most critical cost upper. 

Choosing the right market to invest is a critical piece of the equation as some market are cash flow heavy with little/no growth and some are appreciation heavy with negative cash flow. 

I work all around the Boston area so exact location isn't that critical.

I understand getting the property and house built at the right price is critical Any tips and tricks are appreciated. 

An agent will tell you everything you want to hear, so put them in a position where they have to be a critical thinker.
