I am looking for assistance on what are my options for my 3 unit house passed down to me my dad from my deceased mother.

We like to pretend we are wizards, but the fact is that even the best lender in the world is not capable of controlling when your mother will die or what stupid thing the listing agent will do or when unknown medical debt from 15 years ago will suddenly pop up.

I always strife to be a better individual and being successful to be able to take care of my mother and little brother who i have never seen before, both residing in Ghana.

While I am not familiar with CA zoning, I know in some areas that a mother-in-law type suite is not a separate dwelling and must share utilities and often can not be rented out.I would confirm this personally with the zoning department, and not just trust the Architect, since you dont have previous experience with him.

My wife worked for them briefly and decided she liked being a nurse more and didn't enjoy it as much as she thought she would.

I live in a very rural area north of Asheville, NC which does not have much going on as far as real estate movement so I’m looking at other areas.Asheville is hot right now and has set record sales/prices for 2015.This has put the little inventory that is available out of my price range.Asheville would be my long term goal.According to Zillow (which I’m not sure how accurate it is) market health index for Asheville is 9.4/10.Other areas I’m considering are Greenville, SC (market health index 7.8/10 ) and Johnson City, TN (index of 5.9/10), both with more inventory in my price range.Asheville is 35 minutes from my house, Greenville 2 hours, and Johnson City 1 hour.I have made contact with a realtor in the Greenville area and that area really looks like it has potential.I am a Nurse and my wife is a Physical Therapist so we have W2 income and would not need to live off flipping.I also have 3 days off a week to manage rehabs, plus downtime at work for research/studying markets.

The mother died and left the house to both the son and daughter (and apparently left one of the sons out...).

I have a potential seller that called in from my Direct Mail campaign stating that his mother passed away 12 years ago and he owns the land, he mentioned that it had been in his family since the 1950's and he has only seen it once.
