many of the higher cashflow cities are in the midwest. try to find a map showing the highest average cap rates for multifamily around the country & start looking in the areas with the higher ones. :)

Sacramento metro offers a really nice balance between cashflow opportunity and consistent appreciation (due to the fact that it is a State Capitol, two major universities, and one of the fastest growing cities in the country every year for a decade+)I personally only invest my capital here in Sacramento, although I do business in a number of cities.

You basically can't purchase a SFH in Taney or Stone country because of the regulations against STR - be wary of people selling their homes as STRs (they are probably trying to get out before more regulations kick in) - you will not legally be able to rent it.

So you could not sell as yourselves and buy as a husband/wife LLC in a non-community property state.Now, I say technically because I see husband/wife LLCs all over the country that treat themselves as single member.
