Some people on here have also recommended I don’t use OPM if I have no experience myself unless I’m pairing with a more experienced investor.

Your best estimate is pairing the high level dashboard data with a property by property breakdown of the micro community you’re looking to invest in, understanding that just because someone has a place priced at $1k/night with 3 days open a year does NOT mean it’s renting out at that price. 

I would pair up with a realtor who is investor savvy / invests already.

I also bought a pair next door to one another, so I almost think of them like a 4-plex.  

I plan to make it a shorten rental to pair with my tree house and my beautiful backyard.

The upside is no rpair bills for you unless suddenly theirs needs an expensive e pair and they want to you put a new one in.

We do provide wifi and a pair of speakers if they want music or to watch Netflix on their laptop or tablet.
