From what I see the premium segment makes more sense, but you also have to offer value. 

I found out about Bill Allen (7 Figure Flipping) from an online course that I purchased from Michael Zuber (One Rental at a Time), as Bill is a speaker in one of his Teachable segments. 

Does anyone have advice on this segment?

I've also personally witnessed high-income families who are desperate to move out of Philly as their kids get to be school age and are more than happy to rent for a few years.I know how to analyze a deal but I was just curious if people had experience in this segment of the market.

I hope that nobody gets injured on your property, but these clauses exist for a reason: people do get hurt, and it might happen on your property.Again, I suggest waiting for others to chime in, but I'd at the very least ask the property manager why this segment is in there and see if you can (1 - ideally) get it tossed entirely or (2) whittle it down to something that seems more reasonable. 

My brokerage, we wrote the book on modern day PM in the 1-4 unit segment, but we are far from a 1 size fit's all.

Each tenant pool segment has different things they consider important.

The farm segment has some merit, and yes I/some of my investors invest in farming segment.
