Ticor, Fidelity Fatcoetc etc. its only on the East side were you have all these little mom and pop closers were you really need to watch out. or the off shore companies that have taken the business to India.. these are frustration as well

I was watching this duplex next to my house for a year.

I don't want to jump in head over heals and not do my homework, but I also don't want to sit back and watch a good deal go by because I "don't have the money".

If not you could possibly offer to be a sponsor for it and have your contact info there etc.Check the tax record for each property and cross check that name with the state real estate commission to see if they are licensed.Some subdivisions do not turn over much so you have to watch for that as people want to stay a long time.

Then watch the area to see what homes are selling, how long they are on the market, etc.

Im watching market  prices rise and rise  and also wondering the following..If there are a lot of investors just like me buying properties and turning them into rentals due to the low interest rates.
