The blue and light orange colors go well together and are appealing to the eye.

It had no flooring inside and bright lime green and orange walls from a teenage boy who used to live there without his parents.

Some areas are heavy on the MLS and you need to list it there to rent (and pay accordingly), while others are more "orange/black sign in the window" type areas.

It seems as if I could make potentially $5-6k, but I just honestly don't know if thats correct or if what I'm looking at is comparing apples and oranges.

Secondly, I've been looking into properties in the Anaheim/Orange area, but multifamily properties in my price range are very rare.

Turnkey was the easiest process and the most fruitful.

I live in a "depressed" area, and prices for gas and RE and food and living etc. are much lower than in Orange county or Bay area etc.

So, I think you have mixed up "apples and oranges.."

Bought the property in April one month into this tenants lease (previous owner had a 2 page lease yes that correct 2 page lease front and back on a single sheet of paper) Should have been a red flag but he stated he collected rent the first month but obviously didn't have a long proof of payment on this tenant (the other unit i.e. duplex did)Eviction took too long due to going after the low hanging fruit of non payment to which the tenant got aid.
