Aven's rates were quite a bit higher, but I understand the risk tradeoff.However, I'm annoyed by these companies that make it difficult to get someone on the phone and want to do all biz by email!

As you can imagine, this almost completely leaves the burden of due diligence on the buyer, and a lot can go "unmentioned".You'll often encounter tenants while on showings, and you should take every opportunity to politely introduce yourself (first name) and ask them about their experience there.

There is a large closet off the living room that I would imagine some would look at to be a very small bedroom however, this room does not have any windows so I do not believe it can be used as a bedroom.

The suppliers say they are familiar with building codes in the US, but I still imagine there would be a lot of work to ensure code compliance, as well as installing the home on a new foundation, connect to utilities, etc.

That's the same site that my brother uses for his rentals, but I read somewhere that the emails that tenants get from that site can be mistaken for spam since they look outdated apparently.

If you've been unable to do so using their phone or email, which you also acquired in their application, you'll have the option of reaching out to one of their contacts to let them know that you need to settle the balance for the tenants' security deposit, and request a current address - or ask the contact person to have the tenant contact you.
