Just be careful with the upgrades you choose because some are great for maintenance and longevity, but not necessarily adding value.

On rare occasions a tenant can’t - or chooses not to recover and they get evicted.  

If you choose to copy the key you could make a copy and mail it to them, then they have to pick up the held mail to get it. 

Because the owner had already defaulted on the provisions of the lease and is in violation of the law, the tenant can choose to move out.
