Seems the anti-D/F, SAFE Act gurus are missing this aspect.

The challenge I have with being so anti-wholsale is that many professional real estate agents will never touch the house you described.

Flipping was the term that HUD used 15 years ago when they went after investors and appraisers and lenders in collusion to inflate prices, and created anti flipping regs. 

Be aware that here at BP, the term "guru" brings out the "anti-guru" brigade!

HOAs are most anti fun associations out there.

I am an engineer so I do dwell on the numbers, but if I know the area then I will pull the trigger, I am anti-analysis-paralysis.  

A notice to quit is a notice or letter from the landlord that terminates your tenancy and tells you to move out by a certain date because you have engaged in certain conduct that is not allowed under your lease or under the Anti-Eviction Act.

But Seattle might be an extremely liberal anti-investor state and our cost of risk management maybe substantially higher here than in other areas. 

I live on the West end of WA state and we have a few counties that are very Republican and anti-socialism/anti-seattle.  

So much regulation and liberally interpreted anti-investor laws in Washington state, so who knows what they'll come up with next.
