It's difficult to be completely hands off on your first one because BRRRR and flips are active investment methods.

We are following the BRRR method, so I’ve been doing my homework, but have a couple questions for the experienced. 

The BRRRR method is a great way to scale if you have the right team in place in advance.

Some areas have conservation easements , you may cut a deal with the local government where if you put a restriction on the property to let it go natural they may pay you . 

Read up, tune into talks, and watch online classes about different methods in investing, deal checks, finance options, and taking care of property.

We've made plenty of mistakes along the way given the nature of development and mixing that with hundreds of hands that become a part of the process with construction but reality is....at some point every piece of real estate was a construction project at one point.  

Considering what you've done in the past, the way Ignite is structuring these notes with investors seems in line with common methods of raising capital for larger HML loan placements.

The former point is a lot harder than people realize, go with someone to find the land they want to buy for data centers there's so many intrinsic properties required of it's tough cause it's finite-- latency requirements, infrascuture for cooling methods,etc..
