lol its great to plan very good job, now lets move on from speculation and vision and start learning the different markets on a national then state then local level once youve learned the hottest markets to invest in right now then you can start pulling the trigger on cashflow properties, or you can just invest passively with someone you trust

Its all about the team and acquiring as much knowledge as possible before pulling the trigger.

I just knew they were rare and If I were to pull the trigger , it would most likely have to be off market.

I'm a newbie, but hoping to pull the trigger in the next 90 days. 

I haven't pulled trigger because I had other investments eating up my capital though. 

My parents own a rental (has a mortgage) that we were going to transfer it under an S-Corp assuming it doesn’t trigger the due-on-sale.

I am in a similar boat (trigger going to be pulled soon) yet am torn on how to hold out of state property.

Was just worried that somehow CA would still consider a lease option renewal as a transfer, thus triggering capital gains.

You need criteria when analyzing properties or you won't know when to pull the trigger.
