Hey Andrew,Just pour the beer on the chalk outline of the body in front of the property before your buyer gets there, it should dissolve it nicely, then it would have went to good use.Anyway, I agree 1000% with you, not all war zones but let them think that and we can disagree all the way to the bank.

If you have 3 units or more (and you don't reside there) then you are subject to NJ Eviction Law and they don't have to leave except with cause outlined by statute.

Don’t forget loan interest, utilities, insurance, security patrol, grounds keeping, etc.If your intent is to hold it, follow Nick’s advice above, then create a pro forma income statement for however long you intend to hold it and then forecast your exit price using the formula that Nick outlined using the forecasted income in the year you plan to sell.
