Month to Month in NJ

I currently have a tenant that is on a month to month arrangement. He was on an annual lease but asked to go month to month, and I accepted at a higher rate. Can I ask him to leave at anytime? I believe the lease indicates 30 day notice is required. Any other considerations in the state of NJ? Thanks for the advice in advance.

You can ask someone to leave with (or without) proper notice anytime. If you have 3 units or more (and you don't reside there) then you are subject to NJ Eviction Law and they don't have to leave except with cause outlined by statute. And only after proper notice to cease and quit. You will find a host of resources on it.
