When I transition a warehouse/NNN property, I spend maybe 5-10 hours a week for 2 months.

In my case I live in the DC metro area and the cost of rent anywhere I would want to live would be 1500-2000 a month (obviously split with a roommate) I would rather continue to grow my business and hopefully save up enough for a down payment then move out and spend a ton of money just because it’s quote on quote time

If you spend it on the last month's rent, you'll have nothing to cover cleaning and repairs.There are a variety of ways to handle this, but you probably don't want to bother learning them at this point.

I would get confirmation you have them.If you do you will need to cancel your bookings for a week or longer.We had these last July at a 6 bedroom cabin.We had to cancel a 4k booking and spend 2k on the heat treatment to get rid of them. 

Get ready to spend some serious time shopping insurance and make sure to get rental income replacement coverage in case of a loss.
