I have yet to have somebody say yes to that, they always have preferred to work with me...but I think that is simply because I bring my baby with me and people like seeing a cute little baby.

These mom-and-pop investors saved up some money, found a cute house in a nice neighborhood, they bought it, and they held on.It's easy for all of us to get wrapped up in the numbers.

Half the houses have the porches crumbling off the front and needed to be repainted 20 years ago, half of them have work ongoing or have already been flipped and are looking super cute and turning into stable rentals.

I guess if you are trying to be cute where one spouse is the member, but the operating agreement says that the other spouse gets 50% of the profits but has no stake in the LLC...
