All you are required to do is watch a few videos, take some notes, and then write letters: to the various Original Credit Agencies (OCA), like bank credit cards; Credit Agencies (CA) you have gotten collection letters from; to the big three credit reporting agencies (CRA), Experian, Equifax and TransUnion, who report what they receive from the OCAs and the CAs, whether accurate or not.Mike Roberts, founder of Credit Solutions, has a great free program designed to help you rebuild your credit.

Here in LA we have dual agency, but in TX I understand you can't be repped by an agent on both sides.  

After 2.5 years I found out after receiving several payoffs, and consummating several note sales/short sales that it was an assumed practice (by collection agency) after Chase bought out Advanta. 

These loan agencies have made it close to impossible for a 21 year old to be approved for a home loan (without a co-signor).

Then I would work out the financials for the following options:Wholesale it as isPartner with someone who has boots on the ground and manages the flipPartner with someone who has boots on the ground to rehab and then holdList the property with a Realtor and try to get retail valueIf you are planning to flip it, then I would pay the taxes/liens up front or at least contact the agencies and get (IN WRITING) confirmation that they will not force a sale for x amount of time (I'm not certain this would be possible and seems like too much headache).

I'm still reviewing agencies.

Are there any agencies out there where maybe it is a remote agency or something where agents join the agency purely for investment property purposes?  

If an agency, life company, or CMBS lender then there won't be any flexibility.
