We started REI in October 2014 (we being my dad, my sister and I, and our husbands), and got a duplex in early February 2015 to hold, but have been struggling to find something with room to flip.

Electric, plumbing, drywall, etc..I think this is where I'm struggling to see the ability for this to be done correctly, properly, and effectively.

I'm sure you can attest; time management is definitely one of the biggest struggles that I face as an entrepreneur.

I am struggling because this probably is not the best "investment" home, but it is one the family will be comfortable in.

I think my first property should be near so i can gain experience as a property manager but I'm struggling with homes that are more affordable in surrounding areas (Pennsylvania, Delaware, I am a Delaware State grad, and prop taxes are almost nothing).Anyway.. there's my introduction (breathes fro the first time) :-)

I always struggle between the choice of faster payoff with less cash flow versus higher cash flow and longer term. 

Hi Pat,Sorry to hear your struggles but I hear this al the time from investors. 

If you don't make enough and are struggling to cover even your basic expenses, suggest you look for a better paying job and/or take up a part-time job to make up the shortfall. 

I like the type of returns but am struggling to find how I can do that since most properties are $1.5 million and ideally I would like to put 20% or less.
