New to Bigger Pockets - Live in NYC

Hello Everyone,

My name is Gaurav and I joined BiggerPockets 2 weeks ago and became pro last week after listening to a Brandon Turner webinar.

I am interested in investing in commercial property (apartments with 4/5 units) or office space in NYC or Long Island. I have listened to webinars from Brandon Turner and tried to follow his philosophy of 12% Cash on Cash ROI using the Rental calculator. I wanted to get advice from other members from New York City that are trying to do the same thing I am. I like the type of returns but am struggling to find how I can do that since most properties are $1.5 million and ideally I would like to put 20% or less. Any advice is truly appreciated. Any tips on the calculator are also great.
