Buying condos in good neighborhoods with good schools is the key.

When I am building a deal (still learning/school) I put together a package that shows my credibility, why the seller would sell to me, and why the buyer would buy from me and also why a lender might lend to me.

Big drivers are the hospital/healthcare presence between Sentara, Eastern Va Medical School, and the children's hospital, also easy commuting to downtown Norfolk for banking and legal, AND you're a stones throw away from the largest college in the area, Old Dominion University.

Quickbooks, which has a very large, existing base of knowledge and service providers.I have an education in the typical accounting given in business schools (Managerial, Financial, etc.), and plenty of knowledge of Excel (I've written VBA overlays for Excel that counted thousands of code lines).

hello everyone ive been studying real estate since in high school but always taught you needed tens of thousands of dollars to star.

This property is in an amazing school district so I'm not concerned about finding renters willing to pay $1400. 

How do you go about finding renters during the school year?
