If you do this, there has to be some sort of demand (tourism or work) in your market. 

This is still a very residential area too, so they don’t close down in winter because they have industry and jobs outside of tourism.

(That's 3-4% with ZERO tourism dollars coming in for a solid 6 weeks along with a 20+% spike in unemployment.) 

And since there's absolutely no proof anywhere that the hotels do this better than str investors, and the development of tourism and even the City TOT is benefiting from it,  why voting these laws if not under the influence of the lobbies?

I assume that cities more in line with tourism will be hit harder than others, but Charlotte doesn't fall into the tourism category.At the end of the day I know that cash is king.
