@Kevin Rea I’ll tell you one thing, recently my girlfriend moved from San Jose, CA, to Northern Kentucky (where I was born and raised) and she can NOT get mad at paying less than $780 a month for a 2 bedroom 2 bathroom apartment with me as opposed to $1,000 a month sharing 1 bathroom with 3 other female roommates in a townhome. ($1,000 was for her room rent ALONE I couldn’t imagine how rich the home owner was) I’ll tell you one thing though, as great as basements are for storage they are a ticking time-bomb for foundation issues.

And, gun beats pepper spray or tazer.If you reply to prospective tenants only by e-mail and you're a female, try shortening your name to sound more gender neutral.

This compresses your effective marketing time and plays a big role on cash flow, I'm sure.Probably the closest real estate clubs to you are in Palm Springs or Bill Tan's LA /Asian Group in Arcadia (hardly close but at least you're going against traffic).Study, take action, and have fun.

Just be firm and polite if you're getting that impression, and keep trucking:As a female Electrical Engineer, and now working in IT, ive gotten very good at telling the boys politely how they should be talking to people.

But I started looking at the profiles of the renters they were all local. 90% of them were female, and 2 days or less.  2 of the people booking booked weekly, for 2 days each week.

Problem is 100% of my male tenants don't care about window treatment (whatever you have works for them as long as it's functional) and 100% of my female tenants want their own curtains.
