Ask tenants to submit repair requests online and PM or yourself check the requests on daily basis and the prioritize and coordinate the repairs.4.  

So, one needs to be creative and collaborative to get deals in contract and ultimately to the finish line.

Good suggestions from @Yvette May, and also I highly recommend prioritizing 2 or 3 landlords back if possible - they may be more honest than a current landlord/mgr.  

Is there an industry standard method of prioritizing?

Since they are paid comission only, they may prioritize accordingly.

I'm a wholesaler, rehabber, and lender, so I definitely think there's opportunities for us to collaborate.
