I believe this will save me time and hopefully save other investors money without having to pay extraordinary fees to middle people.

@Lucas Carl the properties are in surrounding areas of Nashville, I am just looking for a lender that is based in middle TN.

I'm currently in the middle of getting my Real Estate Agent license and hope to have it done by end of year.i was studying my Law of Contracts material and i came across the rule (537.11) that states that agents must use TREC promulgated forms in a transaction unless the license holder (me) is acting SOLELY as principal or the principal (client) requires use of another contract and/or one prepared by an attorney.  

They are all co-located in the same neighborhood and though it's located in the middle of the city, it happened to be on just enough of a high ground to avoid flooding.

I recommend to continue getting active on the forums, but also taking the time to listen to some podcast episodes, I am pretty sure they hit on tips for finding your first deal.I am also in the middle of reading Brandon Turner's "The Book on Rental Property Investing" and it has some good stuff in it that I hadn't picked up on over the past few years of self-education.

You have to be careful either way as the tenant brokers try to find middle ground for the tenants and landlords to strike a deal.

I am in the middle of both renovations and a refi on the hard money I currently have in place.
