depends on the bank and who they send out to approve your house, I've done two VA loans and both were a giant hassle. one I'm going through now is making the sellers paint a shed in the back yard cause its flaking and same with a kids play set. they wont approve your house until its 100% before closing.

I've done EDDM as you can get giant postcards and mail them for ~17cents each.

I am curious if any of you have thought of how to save money/capital and move into a giant (for me) 50 unit or so apartment complex.  

Yes they are upset but if you go there willing to help them that says more than the giant stack of letters from your competition and your just hoping they happen to call you. 

A portal not being able to co-invest in projects is a giant problem under Title III to me.  

In short, some of the risk of a giant headache is shifted onto the HOA.
