I can't stop browsing multiplex's this month and I've seen a lot of rental opportunities I don't want to wait for as I can afford them now, but they are 4 to 6 hours out from my city.I don't know why I thought this, but I assumed I would not have to visit the property in person before purchasing it (I mean, people do this with pre-built condos/townhomes/houses, I figured I could do it with a resale duplex).

This is one of the last markets that you can find great deals from browsing through the MLS, and still retain high rental demand, low eviction and vacancy rates, etc.

It's a pretty meticulous process to browse through the listings available on Redfin, Zillow, the MLS feed my realtor sends me, etc to find the "diamond in the rough", or at least identify potential candidates for a house hacking investment vs. deals I shouldn't even look at.What makes it more challenging is when there are no or bad pictures, the bedroom/bathroom count doesn't match the count in the description, how the bed/baths are separated (and if there's a way to make a part of the house separate studio), and when I can't identify how large the lot in the back is.
