@Wade Penner I agree with the sentiment that you should be wary of this behavior being indicative of future problems, but if it were me I'd be thinking more about the cost of eviction, turnover, and potential vacancy.

When I bought my first property in 29 Palms, the general sentiment was that the property values never go up there, but I have seen single family houses at the cheap end go from the $60-80K range to $140 and up in the last 4 years.
