If you're looking to provide a competitive offer, the best way to do so is (1) to emphasis that if you make an offer you are 100% you will close the deal, and (2) which is in line with (1) show substantial proof of funds and ensure you have a good team to help you get through the transaction (debt provider), real estate attorney, property manager, etc...

I find myself in the same predicament as you, deciding whether to stay local or begin in NNJ (specifically Essex county)  If you love the idea of flipping consider purchasing a delipadated property that you might be able to flip or hold depending on how the numbers look.Also I like what @Lee L. mentioned not too much emphasis is placed on taking the tenants that you are inheriting and I have yet to hear any success stories with inherited tenants so make sure you get rent rolls and proof of rent deposits and maybe even meet the tenants if thats possible, you can get a lot from a face to face.Some Helpful tips:If you find something helpful or a bper answers a question you had, go ahead and use the "Vote" button to show your appreciation.If you are looking for some free books that are excellent resources go check out The Ultimate Beginners Guide and Real Estate Rewind both put together by @Brandon Turner if you forgot are located in the FilePlace.And most importantly make sure you connect with as many people as possible on this platform.
