Profiling Prospective Tenants

Dare I ask if you profile your prospective tenants?
What are the best tenants you have found?
Race, Age, Income, Etc.? (Yes, I know you're not suppose to.)

From my experience, dual income, blue collar family with kids are best, but please share your experience.

Certain attributes of applicants CANNOT be considered when choosing. Publicly admitting you make choices based on the factors covered by Fair Housing would be foolish. Unfortunately, you've already admitted to one - family status. And hinted at another - race.

If you discriminate based on any of those factors you are breaking the law. They do try to catch people doing this. If you're caught, you will face penalties.

Now, there are many factors you can consider. I look at income, criminal background, eviction history, and previous rental history as some of the main factors.
