We have plans to renovate the historic barn on the property to use as a wedding venue.

It is obviously going to be appealing to family reunions, wedding parties, and two/three families meeting up for vacation. 

I’m wondering if I should of required a 4 night booking (ie Wed-Sat) and what our strategy should be for Thanksgiving and Christmas.

But say 8 years down the road agent is not with the brokerage, and if wed have to return the commission amount, is the agent responsible for the brokerages portion being returned to landlord (say the brokerage wont return their portion, or if that agent and broker arent in contact anymore)?     

I work full-time at UTC for the College of Business and have an Etsy shop where I do lots of custom watercolors of homes, pets, and weddings that is helping to fund faster growth in rentals. 

So I have three days off during the week (wed, thurs, and fri), so I feel I'm in a great situation to start investing.

We got started with little money down being poorer semi newly weds at 1.5 year anniversary and 23 and 25.

Then I get to pay for a fancy wedding.. 

Our budget minded wedding put some more credit card debt on top of that!

. :-)(Then we purchased another on Wed. and started work on it; and I put another 5 under contract today w/a wholesaler who had some killer deals (long story) ... looks like we found a buyer for one, and are sorting out which of the others to keep and rehab and which to wholesale ourselves.
