Basically you want to be sure that the association is doing a decent job of managing the property, otherwise you could be in for a very unpleasant surprise in the form of a drastic increase in your monthly fees or a costly assessment.

I also recommend asking agents if you're not going to join a team to take their unwanted leads and lower priced deals they don't have time for.

I was hoping to illustrate how unpleasant being on the receiving end of such a heavy-hearted counter point can be, but it was not meant as an attack against you personally.As for your claim that I was 'insulting the OP' and in essence insulting @Bob Bowling, I believe you misunderstood, or perhaps I did not do a good job explaining, what it is that I was saying.I was stating that OP had actually used the term 'cash-flow neutral' correctly, and appeared to understand what it meant in the context of REI.  

Sorry to rain on you, but IMO, hearing, "ONLY, ALL, Never" ignores other choices as if they don't exist, which clearly just aint so, and rings my bell (sorry) - - when there are just consequences to some that 'usually' are unpleasant. 

I put decals on my windows saying: "We Buy Houses Cash","Unwanted Properties", "2nd Mortgage", "I Have Cash And Want To Buy Your House", and my number.

Even though though I broke no rules, the threat and unwanted attention alone was enough for my broker to drop me.
